Please take a minute to review my rent payment expectations.
Due to an increase in tenants failing to pay their rent on-time and in-full I have found it necessary to strictly enforce our lease agreement in regard to rent payment.
Only full rent payments will be accepted. Any partial payments delivered to me will be returned. As stipulated in our lease agreement, rents are due on the 1st of the month. A grace period that extends through the 5th will always be honored. Any payment made after the 5th must include a $100 late fee.
In the event that full rent payment has not been made by the 15th eviction proceedings will be implemented through Shelby Superior Court No. 2. The 15th is a point of no return. Once this deadline passes you will be evicted and unpaid rents and/or damages, if any, will be sought through the court.
It is deeply regrettable that a greater amount of flexibility can not be offered. Unfortunately, my good nature has been taken advantage of too frequently by too many individuals. My own financial stability is at risk if I continue to allow mid-month payments. Additionally, I may have a responsibility to the owner of the property to collect and forward rents in a timely manner.
I have attempted to make rent payment as convenient as possible. Pre-addressed, postage paid, envelopes are available upon request. I accept checks and money orders. I also have arranged for online payments with no service fees to the tenant. I also accept payment via Zelle. Cash is discouraged but accepted in certain circumstances.
I respectfully ask that, after considering the above requirements, if you determine that you may not be able meet them -- please do not submit an application. Signing a lease and moving into a home where you can not make the rent payments on-time will result in a very bad experience for both of us.
